D.    22575-22599 Telegraph Road (Demolition of existing gas station and vacant bank to permit construction of a new gas station/convenience store with alcohol sales and a drive-thru/carry-out restaurant)

1.    PCZR24-0003 (PUBLIC HEARING - CONDITIONAL REZONING) is a request of Ned Hakim, Next Generations Development, LLC, to conditionally rezone the parcels at 22599-22575 Telegraph Road, Southfield, Michigan (Parcels 24-32-226-020 and -036) from I-1 Industrial to B-3, General Business to permit construction of a new gas station/convenience store with alcohol sales and a drive-thru/carry-out restaurant.

2.    PSLU24-0016 (PUBLIC HEARING - SPECIAL USE) is a request of Ned Hakim, Next Generations Development, LLC, to permit construction of a new gas station/convenience store with alcohol sales and a drive-thru/carry-out restaurant at 22599-22575 Telegraph Road, Southfield, Michigan (Parcels 24-32-226-020 and -036).

3.    PSP24-0014 (SITE PLAN REVIEW) is a request of Ned Hakim, Next Generations Development, LLC, to permit construction of a new gas station/convenience store with alcohol sales and a drive-thru/carry-out restaurant at 22599-22575 Telegraph Road, Southfield, Michigan (Parcels 24-32-226-020 and -036).

E.    19421 W. 10 Mile Road (Family Victory Fellowship Church – construction of new storage shed in a corner of the existing parking lot)


1.    PZR24-0009 (PUBLIC HEARING - REZONING) is a request of the Family Victory Fellowship Church, to rezone the parcel at 19421 W. 10 Mile Road, Southfield, Michigan (Parcel 24-26-126-030) from OS Office Service and R-E Single Family to all OS Office Service.  Churches being a permitted use in the OS district.

2.    PSP24-0013 (SITE PLAN REVIEW) is a request of the Family Victory Fellowship Church, to establish an approved site plan for existing church and to permit construction of a new storage shed at 19421 W. 10 Mile Road, Southfield, Michigan (Parcel 24-26-126-030).

F.    25100 Northwestern Hwy (Conversion of a hotel to a Veterans Village – housing and services for Veterans)

1.    PZR24-0010 (PUBLIC HEARING - REZONING) is a request of the Stephen Siller Tunnel to Towers Foundation, to rezone the parcel at 25100 Northwestern Hwy, Southfield, Michigan (Parcel 24-22-426-004) from B-3 General Business to RC Regional Center to permit the conversion of the existing hotel into a multiple family residential use.

2.    PSP24-0015 (SITE PLAN REVIEW) is a request of the Stephen Siller Tunnel to Towers Foundation, to convert an existing hotel to a Veterans Village (housing and services for Veterans) at 25100 Northwestern Hwy, Southfield, Michigan (Parcel 24-22-426-004).

H.    Public Comment – A person addressing the Commission shall be limited to a period of three (3) minutes unless such period of time is extended by the presiding officer or by majority vote of the Commission. 

The following Rules of Procedure have been established for all speakers:  

  • No speaker may make personal or impertinent attacks upon any officer, employee, or Planning Commission member, that is unrelated to the manner in which the officer, employee, or Planning Commission member, performs his or her duties.
  • No person shall use abusive or threatening language toward any individual when addressing the Planning Commission.

Any person who violates this section shall be directed by the presiding officer to be orderly and silent.  If a person addressing the Planning Commission refuses to become silent when so directed, such person may be deemed by the presiding officer to have committed a “breach of the peace” by disrupting and impeding the orderly conduct of the public meeting of the Planning Commission and may be ordered by the presiding officer to leave the meeting.  If the person refuses to leave as directed, the presiding officer may take whatever actions are necessary to remove the person from the meeting. Call in number for Communication will be provided the night of the meeting.
